Accurate title is the backbone of every lease, acquisition and well. Optima’s landmen research mineral, leasehold and surface ownership from the original patent or from any starting point you set, and deliver reports your land team can read quickly and act on with confidence.
What we do
Mineral and leasehold ownership reports. Current ownership of mineral, royalty and working interests, with the chain of title, leases in force and the burdens on each tract.
Drilling and spacing unit title. Tract-by-tract ownership across a proposed unit, so your team can build the division of interest, make leasing and pooling decisions, and start curative before the well is drilled.
Runsheets and record indexes. A document-by-document index of the county records for each tract, with copies of every instrument pulled and organized.
Surface ownership and easement research. Surface owners, existing easements and encumbrances for drill sites, pipeline routes and facility locations.
Lease checks and lease status reviews. Confirm which leases are in force, who owns them, how they are held and what obligations apply.
Courthouse and online research. We use Enverus, Courthouse Direct and our own systems, and we still go to the courthouse when the records require it: indexing names, pulling instruments and working with county clerks.
Attorney review of hard questions. Optima shares an office with other oil and gas attorneys and works closely with a wide network of attorneys, so complex title questions get quick, expert feedback without slowing the project.
