Leasing & Acquisitions

Leasing & Acquisitions

Optima’s leasing team acquires the rights your program needs on terms that hold up, and treats mineral owners with the professionalism that protects your reputation in the county. We have handled every form of oil and gas leasing and acquisition, from grassroots campaigns to complex trades.

What we do

  • Grassroots leasing campaigns. Build the owner list from title, locate and contact owners, then negotiate and close leases tract by tract within your approved terms.

  • Owner locating and outreach. Find heirs, estates and hard-to-reach owners, and keep a clear record of every contact.

  • Lease negotiation and redlines. Guidance on market bonus and royalty, redlines of complex lease forms, and negotiation of depth, Pugh, continuous-development and surface provisions.

  • Farm-ins, term assignments and deep-rights leasing. Negotiate and document the agreement that fits the opportunity.

  • Leasehold purchases and acreage trades. Negotiate the deal and redline the Purchase and Sale Agreement and assignments.

  • Mineral, royalty and surface acquisitions. Identify sellers, negotiate price and terms, and coordinate title and closing.

  • Lease processing. Our accountants and lease analysts check and process each lease, build Lease Purchase Reports and lease packets, and store the documents digitally in ShareFile.

  • Lease obligation, maintenance and Pugh reports. Track expirations, payments and acreage held by production at specific depths or formations.

What you receive

  • Executed leases and memoranda, ready for recording

  • Lease Purchase Reports with tract, owner, bonus, royalty and term details

  • Lease packets with scanned documents stored in ShareFile

  • Regular status reports during the campaign

  • Lease obligation, maintenance and Pugh reports for the leases you hold

How a project runs

  1. Plan. We confirm the target area, approved terms, lease form, budget and reporting schedule.

  2. Identify owners. Owners are identified from title, whether Optima runs it or you provide it.

  3. Negotiate and acquire. Landmen contact owners, negotiate within your parameters and escalate anything outside them.

  4. Process and report. Leases are checked, processed and reported, and their obligations go onto your tracking reports.

Why Optima

  • Landmen who have negotiated every form of oil and gas leasing and acquisition, in the Permian and beyond

  • Attorneys and senior landmen available to redline leases, purchase agreements, term assignments and farm-ins

  • Lease processing handled in-house by accountants and lease analysts

  • Clear, respectful communication with mineral owners that keeps the door open for your next deal
